A multi-building lodge complex is offered for sale in the locality of Studeno Kladenche, situated approximately 11 km from Elhovo, Bulgaria.

The principal lodge building is stated to have a total built-up area of approximately 750 sq. m arranged over three floors, and is reported to have been constructed in 1984.

Principal Lodge Building

The building is stated to comprise:

  • conference hall (the circular section) of approximately 44.14 sq. m;
  • further hall in front of the fireplace, incorporating a coffee area, of approximately 74.75 sq. m.

Hunting and Tourist Lodge “Studeno Kladenche”

A separate building described as the hunting and tourist lodge is stated to have a built-up area of approximately 540 sq. m and a total built-up area of approximately 850 sq. m, comprising:

  • 3 apartments;
  • 4 double rooms;
  • 2 triple rooms;
  • conference hall;
  • café-bar with fireplace and further ancillary areas.

The pump is stated to feed water automatically into a reservoir with a capacity of approximately 75 cubic metres, from which the water distribution network is supplied.

Location and Setting

The locality of Studeno Kladenche is situated on the periphery of the Dervenski Heights. The property is stated to benefit from its position in the hills, in proximity to a river, a reservoir and forest, while remaining readily accessible from Elhovo, Bulgaria, by an existing road network. The road from Burgas to Elhovo is stated to have undergone major repair and to have been resurfaced.

Three hunting districts and a pheasantry are established within the municipality. Game reported in the area includes red deer, roe deer, wild boar, woodcock and pheasant, hunted under international hunting tourism arrangements, as well as fox, hare, jackal and wild cat. Bird species reported in the area include partridge, Thracian chukar, quail, turtle dove, collared dove, wood pigeon and mallard.
