An established and operational hotel complex is offered for sale at the Stara Zagora mineral baths (Starozagorski Bani), Stara Zagora Province, Bulgaria.

The complex is stated to be built on its own regulated land plot of approximately 6,600 sq. m, with a built-up area of approximately 1,325 sq. m and a total built-up area stated to exceed 4,350 sq. m. The hotel is arranged in two wings.

First Wing — Lower Level

The first wing comprises two floors with a stated floor height of 4 m. The first level is stated to contain:

  • ancillary premises — laundry, ironing room, repair workshop, boiler room and storage rooms.

  • conference hall with a capacity of 120 seats, which the seller states may be opened onto the restaurant where required;
  • sanitary facilities;
  • lobby bar with a second, main entrance;
  • reception;
  • further premises constituting a former physiotherapy and rehabilitation centre.

Hotel Accommodation

The hotel section comprises four floors and is stated to hold a 2-star categorisation for a total of 60 beds at present.

  • Fourth floor — 14 double rooms, each with its own sanitary facilities and furnished, including mini bar, television and air conditioning, together with 1 apartment of approximately 120 sq. m;
  • Third floor — 14 double rooms, 1 triple room and 4 apartments, each apartment comprising a living room, bedroom, entrance hall and sanitary facilities;
  • Second floor — 20 double rooms, stated to be undergoing renovation at present;
  • First floor — stated to be undergoing renovation and conversion into 10 studios, each comprising a kitchen area, seating area, bedroom, sanitary facilities and entrance hall, formed by combining pairs of double rooms.

The third and fourth floors are stated to be ready to receive guests.

Technical and External Facilities

  • central heating system operating on liquid or solid fuel;
  • guest parking;
  • large flower garden;
  • terrace;
  • parking for service vehicles and storage provision for heating materials, with access via a third, service entrance;
  • garages;
  • own transformer station located within the property.

The seller states that a photovoltaic installation may be constructed on the roof of the hotel, and that further construction and extension are possible.

Stated Potential Uses

The seller states that the property is suitable for use as a spa hotel, a balneological complex or a residential home for the elderly.

Additional Land and Facilities

The seller states that the following are available subject to separate negotiation and are not included in the quoted price:

  • purchase of further available regulated land;
  • enlargement of the usable adjoining land of the hotel to 7, 15 or 19 decares;
  • an outdoor mineral water swimming pool, a children’s mineral water pool and a mineral water jacuzzi.

The price for the additional areas, facilities and the manner of use of the natural resources is stated to be subject to further agreement.

Location

Starozagorski Bani is located approximately 15 km from Stara Zagora, Bulgaria. According to the Bulgarian Medical Union, as cited by the seller, the natural conditions at Starozagorski Bani are suitable for the treatment of spastic chronic bronchitis and other pulmonary conditions, with the climate and water stated to be comparable to those of Sandanski, Bulgaria.
